Technical Due Diligence for Property Development
Asia Civil were engaged to complete a full technical and commercial due diligence and provide delivery recommendations for this partially completed development in Batam.
The development scheme included six residential towers (2,700 apartments), a hotel, basement parking, commercial spaces, surrounding infrastructure, common facilities and recreational amenities.
Asia Civil worked in collaboration with Cushman & Wakefield (marketing and sales assessment) and WT Partnership (quantity surveying) to complete this engagement.
Subsequently Asia Civil undertook a preliminary Value Engineering exercise to explore cost and time saving opportunities, including the application of innovative construction technologies.
Key Features:
• Asia Civil deployed seven staff to the project site to conduct a site appraisal (progress and quality) of development work completed to date.
• A full procurement assessment was undertaken on all items installed, delivered and under manufacture.
• Asia Civil prepared a preliminary Project Completion Plan.
• Asia Civil prepared a detailed estimate of cost, time and cashflow to complete the project.
